Design-build removes the handoffs. Why the drawings and the build belong together
When the drafter and the builder are the same company, the plan is priced as it's drawn — there's no version of this where you fall in love with a drawing that costs double what anyone said out loud. And when something shifts mid-build, as something always does, the change gets resolved in one conversation with the person who drew it, priced it, and is building it. That's the whole argument for design-build, and it's how every remodel, addition, and basement finish here runs.
From sketch to permit to build
The drawings do most of the work before anything is dug or demoed. Floor plans, roof lines, where new loads come down, how a tie-in meets the existing structure — all of it gets settled on paper and submitted for permit, to the city or the county depending on where the property sits. In South Dakota the paper stage carries real weight: footings below the frost line, framing sized for prairie wind and snow load, and a short building season that rewards having plans and permits ready when the ground thaws. Starting the conversation in fall or winter is how a project breaks ground first in spring.

Do I need my own plans before I call?
No — bringing us a finished plan is the handoff design-build exists to remove. Start with the walkthrough: Jace looks at the space with you, and if the project is worth drawing, the drafting happens in-house, priced against what you want to spend. If you already have drawings, we can price and build from those too.
What projects fit design-build?
Anything where the plan and the structure have to be worked out together: whole-home renovations, kitchen and bathroom remodels that move walls or plumbing, home additions, finished basements, and sunrooms. For a straightforward like-for-like update, you don't need the drafting stage — and we'll tell you so at the walkthrough rather than sell you drawings you don't need.
How does pricing work on a design-build project?
