Working with Hols & Co
Fair questions, straight answers.
Licensing, service area, estimates, and who actually shows up. The questions that come before the one about your project.
Are you licensed and insured?
Yes. Hols & Co LLC is a licensed, insured general contractor based in Harrisburg, and we hold City of Sioux Falls approval as a bonded right-of-way contractor. BBB rates the company A and accredited it on October 8, 2026.
What area do you serve?
Harrisburg and the Sioux Empire, including Tea, Brandon, Lennox, Canton, and Worthing, plus rural Lincoln and Minnehaha counties. For larger builds we travel farther: projects as far out as Pierre are on the table when the scope justifies the trip.
How do estimates work?
Send the form or call. Jace follows up directly, looks at the project in person, and you get a written number, not a range that moves later.
Do you offer financing?
Project financing is available on qualifying jobs. Ask about it during your estimate and we will walk through the options.
Do you take small jobs or only big builds?
Both. The same crew handles repairs, decks, remodels, additions, ag buildings, and new construction.
Can you draw up plans for my project?
Yes. Drafting is part of the service. We can draw the project, handle permitting, and build from the same set of plans.
Who will I deal with?
Jace Jones, the owner. He holds a Construction Management degree, walks every job himself, writes the quote, and runs the build. Hols & Co is a Harrisburg construction company — not a franchise and not a lead-reseller.
What about plumbing and electrical?
They go to licensed partner trades — the same crews, named up front, on our schedule and our accountability. Never a stranger from a text blast.
Do you build TimberTech decks?
Yes. Hols & Co is registered with TimberTech at the Gold tier of The Board, its contractor program, and a TimberTech deck we build carries TimberTech's labor warranty on top of the product warranty — up to 12 years with TimberTech decking, TimberTech fasteners and a full TimberTech railing system. TimberTech does not certify installers; it registers them, so we do not call ourselves certified. Wood decks are still core work here, and we will price another line if that is what you want.
Where can I check your license and your reviews myself?
Both are public. South Dakota issues no state general contractor license; the City of Sioux Falls does, and Hols & Co holds City of Sioux Falls residential building contractor license #15868, holder Jace L Jones, plus a place on the city's approved bonded right-of-way contractor list. Both lists are searchable on siouxfalls.gov. The rating is 5.0 across 25 Google reviews, readable on the Google Business Profile itself.
Can I reach you after hours or on the weekend?
Yes. After hours and on weekends our phone agent answers the same number, takes your details and offers walkthrough times on Jace's own calendar. A transcript is kept with your request so Jace can call you back.
TimberTech Decking
TimberTech decks, built by a TimberTech PRO Gold contractor.
Can I still get a wood deck, or a different composite brand?
Yes. Wood is still core work here, and the frame under a wood deck gets the same footings below the frost line and the same flashing at the ledger. We'll also price Trex or another capped composite line if you ask, built to that manufacturer's published span, gap, and fastening requirements. The TimberTech labor warranty only applies to TimberTech, so the comparison is honest: one line comes with TimberTech's labor coverage, the others don't.
TimberTech PRO
A TimberTech PRO Gold contractor — and what that gets you.
Is Hols & Co a certified TimberTech installer?
TimberTech doesn't certify installers; it registers them through The Board, its contractor program, and rates them by installed volume. Hols & Co is registered at the Gold tier. That's the whole credential, and it's a meaningful one: the labor warranty terms on this page exist because of it. Ask us for the tier certificate if you want to see it.
Do I need TimberTech railing to get the labor warranty?
No. With TimberTech decking and TimberTech fasteners, the Gold-tier term is ten years on the premium collections and six on the base ones. Add a full TimberTech railing system and those become twelve and eight. What you can't do is mix in another brand's fasteners or a partial rail kit and keep the coverage, so if the warranty matters to you, say so before the material list is written.
Deck Building
Deck builders for Sioux Falls who start below the frost line.
Should I repair my deck or replace it?
It depends on the structure, not the surface. Worn boards, wobbly railings, and tired stairs can be repaired if the frame and footings underneath are sound. Heaved footings, rot at the ledger where the deck meets the house, or a soft frame mean replacement, because new decking on a failing structure doesn't last. Jace looks at both during the in-person walkthrough, and the written estimate spells out which path the price covers.
Is composite decking worth it in a freeze-thaw climate?
Often, yes, if the maintenance tradeoff fits how you live. Composite doesn't need staining or sealing, which matters when the window for that work between snowmelt and the first freeze is short, and it won't check or splinter through moisture and frost cycles. Wood costs less up front and can be refinished, but it needs steady upkeep here. Either way we build the structure the same: footings below the frost line and framing sized for snow load.
Are you a certified TimberTech contractor?
TimberTech doesn't certify installers; it registers them through The Board, its contractor program, and rates them by volume. Hols & Co is a registered TimberTech contractor at the Gold tier. The practical part for you is TimberTech's Limited Replacement Labor Warranty: on a TimberTech deck we build, TimberTech covers the labor to replace defective boards, not just the boards themselves. At our tier that runs ten years on Advanced PVC and the premium composite collections when the fasteners are TimberTech, and twelve years when the deck also carries a full TimberTech railing system. The base composite lines carry shorter terms. It's a product warranty, not a workmanship warranty, and it needs you to register the deck with TimberTech after the build, which we walk you through. Jace will tell you which term applies to the board you pick before you sign anything.
What areas do you serve for deck building?
We build and replace decks in Harrisburg, Sioux Falls, Tea, Brandon, Lennox, Canton, and Worthing, plus rural Lincoln and Minnehaha counties. We handle the permit for whichever jurisdiction the property sits in. The building season here is short, so it's worth calling before you want the deck done; a walkthrough and written estimate can happen well ahead of the build slot. Call or text (605) 679-5223. For larger builds we travel farther — projects as far out as Pierre are on the table when the scope justifies the trip.

Home Remodeling
Home remodeling in the Sioux Falls area, from drawings to done.
Can we live in the house during a remodel?
Usually, yes. Kitchen remodels and basement finishing can almost always be phased so the household keeps functioning, with dust barriers sealing off the work area and a temporary setup for whatever room is offline. Full-gut whole-home renovations are the exception, where moving out for part of the job sometimes beats working around it. The in-person walkthrough is where that gets decided, and the plan goes into your written estimate.
Who handles permits for a remodel in the Sioux Falls area?
Hols & Co does, as part of the job. Where your permit goes depends on where the house sits: inside Sioux Falls city limits it's the city, while homes in Harrisburg, Tea, Brandon, Lennox, Canton, Worthing, and unincorporated Lincoln and Minnehaha counties fall under their own local jurisdictions. We confirm which authority applies during the walkthrough and pull permits before work starts. For larger builds we travel farther — projects as far out as Pierre are on the table when the scope justifies the trip.
Do you offer financing for remodeling projects?
Project financing is available on qualifying jobs. Whether your remodel qualifies gets sorted out early, alongside the scope, so you know where you stand before anything is scheduled. The process starts with an in-person walkthrough, and the numbers come back as a written estimate. Call or text (605) 679-5223 to get on the schedule.
Are you a remodeling company or a home improvement contractor?
Both labels describe the same work. Hols & Co is a licensed general contractor, which covers everything people search for as home improvement, home renovation, or remodeling: kitchens, basements, bathrooms, whole-home updates, and the structural work underneath them. The label that actually matters is general contractor, because that's what lets one company pull the permit, open walls, and answer for the licensed trades under a single contract.

Basement Finishing
Finish the basement your builder left unfinished.
Do I need a permit to finish a basement in the Sioux Falls area?
Yes. Finishing a basement involves framing, electrical, and usually plumbing, all of which require a building permit and inspections. Which office issues it depends on your address: homes inside city limits go through a city building department, while rural Lincoln and Minnehaha county properties go through county offices. Hols & Co handles the permit application and inspection scheduling as part of every basement project.
Can I put a bedroom in my finished basement?
Yes, if it has a code-compliant egress window: an opening large enough for someone to exit through in an emergency, with a window well outside. Many newer homes are built with an egress window already in the lower level; if yours wasn't, cutting one into the foundation wall is part of the project scope we plan and price up front during the walkthrough.
Why are so many basements in newer subdivisions left unfinished?
It's a builder economics decision. Leaving the lower level unfinished keeps the base price of a new home down, so production builders in the area often deliver homes with a bare lower level. The foundation, mechanicals, and often the egress openings are already in place, which makes these basements straightforward candidates for finishing when a family needs the space.
Home Additions
Home additions that look like they were always part of the house.
Should I add on to my house or move?
It comes down to whether the problem is the space or the house. If the layout, lot, and location work and you need more room, an addition usually solves it without a new mortgage or a move. If the whole floor plan fights how you live, a whole-home renovation or a different house may serve you better. We walk the site in person and give you a written estimate, so you can compare real numbers against the cost of moving.
Do I need a permit for a home addition in the Sioux Falls area?
Yes. An addition changes the footprint and structure of the house, so it needs a building permit wherever you are. Which office issues it depends on the property: inside city limits it's the city, and outside it's the county. Hols & Co handles the drafting and the permit submission as part of the job, whether the project falls under a city or a county authority in Lincoln or Minnehaha County.
How far ahead should I plan a home addition?
Earlier than most people expect. South Dakota's building season is short, and an addition has steps that happen before any dirt moves: the in-person walkthrough, drafting, the written estimate, and permit review by the city or county. Starting the conversation in fall or winter means plans and permits can be ready when the ground thaws. Reach Hols & Co at (605) 679-5223 by call or text to get a walkthrough scheduled.
Design-Build
Design-build: drafted, permitted, and built by one company
Do I need my own plans before I call?
No — bringing us a finished plan is the handoff design-build exists to remove. Start with the walkthrough: Jace looks at the space with you, and if the project is worth drawing, the drafting happens in-house, priced against what you want to spend. If you already have drawings, we can price and build from those too.
What projects fit design-build?
Anything where the plan and the structure have to be worked out together: whole-home renovations, kitchen and bathroom remodels that move walls or plumbing, home additions, finished basements, and sunrooms. For a straightforward like-for-like update, you don't need the drafting stage — and we'll tell you so at the walkthrough rather than sell you drawings you don't need.
How does pricing work on a design-build project?
In person and in writing. Jace walks the property, the plan gets drafted against your budget, and you get a written estimate for the real scope — not a range that moves later. The estimate is free, and the number comes from the person who will actually run the build. Call or text (605) 679-5223.
Pergola Building
Pergola builders for yards that see prairie wind.
What does a pergola cost?
It depends on size, material, whether it attaches to the house, and what it stands on — a pergola sharing footings with a new deck prices differently than one retrofitted over an existing patio. Rather than quote a range that won't survive contact with your yard, Hols & Co does an in-person walkthrough and gives you a written estimate you keep. Call or text (605) 679-5223.
Can you add a pergola to my existing deck?
Often, yes. The deciding factor is the frame underneath: pergola posts concentrate load, so the walkthrough checks the joists, beams, and footings before anything gets bolted down. If the existing structure can take it, the posts tie in directly. If it can't, you'll hear that plainly, along with what reinforcing it would take.
Wood, steel, or aluminum?
We build in cedar and timber. Wood handles the freeze-thaw swings here well, can be sized up for snow load, and repairs locally instead of needing replacement parts from a kit manufacturer. Steel and aluminum pergolas are mostly factory kit systems. The one we sell and install is StruXure's Pergola X and Cabana X, the adjustable-louver line in The Board, the TimberTech program we're registered in; for any other kit, a kit dealer is the right vendor, and we'd rather tell you that than sell you the wrong structure.
Sunrooms & Porches
Sunroom and porch builders who plan for all four South Dakota seasons.
What's the difference between a three-season porch and a four-season sunroom?
A three-season porch is an enclosed but unconditioned space, typically screens or single-pane windows over a framed porch, usable from roughly spring through fall. A four-season sunroom is insulated, heated, and built as a true home addition, with footings below the frost line and windows rated for winter. The four-season version costs more to build but is living space twelve months a year.
Can a sunroom handle South Dakota snow load and wind?
Yes, when it's designed for it from the start. The roof structure is sized for snow-load conditions in this area, including drifting where the sunroom roof meets the existing house. Footings go below the frost line so freeze-thaw movement doesn't rack the walls, and window and wall framing are selected with prairie wind in mind. This is structural planning done at the drafting stage, which is why Hols & Co handles drafting and plans in-house before framing starts.
Do I need a permit for a sunroom or covered porch in the Sioux Falls area?
In most cases, yes. A sunroom or covered porch is a structural addition, and additions typically require a building permit from whichever jurisdiction your property sits in. Hols & Co handles permitting whether that's a city like Harrisburg, Sioux Falls, Tea, or Brandon, or rural Lincoln or Minnehaha county. The permit scope is part of what gets settled at the walkthrough and reflected in the written estimate.
Siding
A siding contractor for houses that take prairie wind and hail head-on.
How do I know whether my siding needs repair or full replacement?
Isolated hail cracks or a few wind-lifted panels on an otherwise sound wall usually call for repair. Replacement makes sense when damage covers a full elevation, panels have gone brittle, or moisture has reached the sheathing behind them. Jace Jones walks the house with you in person, checks behind the visible damage, and puts the recommendation in a written estimate.
Can a written estimate help with a hail damage insurance claim?
Yes. Insurers generally want documented scope and cost from a contractor before approving siding work, and a written estimate from an in-person walkthrough gives you that. We inspect the full exterior rather than just the panels you noticed, since hail that hit one wall usually hit trim and other surfaces too. Hols & Co is a licensed, insured general contractor with a 5.0 rating across 24 Google reviews and an A rating from the BBB.
When is the right time of year for siding replacement in South Dakota?
Siding can go on in most months, but the practical window is tighter here than the calendar suggests. Some materials get brittle in hard cold and are better installed in moderate temperatures, and the short building season means crews book up. If you found damage after a spring or summer storm, getting the walkthrough done early matters. Call or text (605) 679-5223 to get a walkthrough on the schedule.
Bathroom Remodeling
Bathroom remodels built to stay dry behind the tile.
Can you remodel our only bathroom without leaving us stranded?
Yes, with honest caveats. There's no way to gut a bathroom without taking it out of service, but the schedule gets built around keeping that window short: demolition is scheduled around material lead times so the room isn't torn open waiting on parts, and the plumbing is sequenced so the toilet is out of commission for as little of the job as possible. The walkthrough is where we map that out for your house, and the plan goes into the written estimate before anything gets torn out.
Do you do the plumbing and electrical yourselves?
Not in-house, and that's by design. The plumbing and electrical go to licensed partner trades — the same crews every time, not whoever is available that week. You still sign one contract and call one person, because Jace quotes the job, coordinates those trades, and answers for the whole room. Permits and inspections for the plumbing and electrical changes are part of the scope, not your homework.
What does a bathroom remodel cost in the Sioux Falls area?
It depends on which tier of work your bathroom actually needs, so the honest answer is a written number for your specific room, not a range from the internet. The biggest cost drivers are moving plumbing to new locations, the size of the wet area being rebuilt, and material choices like tile and vanities; keeping fixtures where they are keeps budgets down. The walkthrough comes first, and the estimate is written for your bathroom, not a national average.
Do you take bathroom remodels outside Sioux Falls and Harrisburg?
Yes. Harrisburg, Sioux Falls, Tea, Brandon, Lennox, Canton, Worthing, and the rural parts of Lincoln and Minnehaha counties are all in range. The company is based in Harrisburg and rated 5.0 across 24 Google reviews, and BBB Accredited with an A rating. Every bathroom remodel starts the same way: an in-person walkthrough, then a written estimate. Call or text (605) 679-5223 to set one up.
Kitchen Remodeling
Kitchen remodels that fix the layout, not just the finishes.
What does a kitchen remodel cost?
The cabinet decision moves the budget more than anything else: stock, semi-custom, and custom cabinetry are three genuinely different price tiers for the same floor plan. After that it's whether anything relocates, since a sink or stove changing places means plumbing, electrical, and venting work behind the walls. Counters, tile, and flooring adjust the number at the margins. The walkthrough and written estimate break those pieces out for your kitchen, so you can see which choices are driving the total.
How long does a kitchen remodel take?
Lead times set the calendar more than labor does. Cabinets and counters are the long-lead items, so we sequence orders early and aim to keep the kitchen offline only while work is actually happening. Scope matters too, since moving walls or services adds inspection stages along the way. We walk through the schedule for your kitchen before demo starts, so you know what's coming and when.
Do you handle the whole kitchen, or do we need separate contractors?
You hire one contractor, and in a kitchen that matters more than in most rooms, because the trades interlock. Cabinets go in, then counters get templated off the installed cabinets, then fabrication runs, then tile and backsplash close in behind them; a gap anywhere in that chain is a kitchen you can't use. Hols & Co runs the whole sequence, trades included, and handles permits and inspections whether your home falls under a city or the county.
Where do you take on kitchen remodels?
Hols & Co is based in Harrisburg and remodels kitchens across the Sioux Empire: Sioux Falls itself, Tea, Brandon, Lennox, Canton, and Worthing, plus farmhouse kitchens on rural Lincoln and Minnehaha County ground. A kitchen job means weeks of interlocking trades, so working close to home is part of how the schedule holds together. Everywhere in that radius gets the same process: an in-person walkthrough, then a written estimate.
Pole Barns & Ag Buildings
Pole barns, shops, and ag buildings built for South Dakota.
Do I need a permit for a pole barn in Lincoln or Minnehaha County?
It depends on the parcel. Inside city limits in Harrisburg, Tea, or Sioux Falls, the city is the permitting authority; on rural ground in Lincoln or Minnehaha County, it's the county. Hols & Co sorts out which rules apply and handles the application as part of the project, using the drafted plans we produce for the build.
Are you affiliated with Morton Buildings?
No. Morton is a national company that designs, manufactures, and erects its own post-frame buildings. Hols & Co is a local general contractor based in Harrisburg, and around here a Morton building is often just how people describe a post-frame building. If that is the shape you are picturing, post-frame is what we build. The differences worth knowing are who you actually deal with and how much lands on one estimate: Jace walks the site himself, drafting is part of the job, and the permit gets filed with whichever authority covers your parcel.
Do you do the concrete floor and approach too?
No. We don't do concrete work, so the slab, the approach, and any apron are not part of our scope. We build the post-frame building itself, with post footings below the frost line so South Dakota's freeze-thaw cycle doesn't heave the structure, and you get a written estimate for it after the site walkthrough.
How do I get an estimate for a shop building or shed?
Start with a call or text to (605) 679-5223. Jace Jones walks the site in person, talks through what the building needs to hold and how you'll use it, and follows up with a written estimate. The person doing that walkthrough is the same person who runs the build. Project financing is available on qualifying jobs, and drafting and plans are part of the scope.
Do you build pole barns outside the Sioux Empire?
The core service area is Lincoln and Minnehaha counties — the towns and the rural ground between them — but post-frame work justifies a bigger radius than most projects. Machine sheds and shops on acreages are drive-out jobs by nature, and projects as far out as Pierre are on the table when the scope justifies the trip. Distance is a scheduling question, not a no; the site walkthrough happens in person either way.
Licensed General Contractor
A licensed general contractor — and how to check that yourself.
Does South Dakota require a general contractor license?
No. South Dakota does not issue a state general contractor or home improvement contractor license. The state licenses specific trades — electrical and plumbing — through their own commissions. The credential most people are thinking of is the state contractor's excise tax license, which is a tax registration required of anyone contracting for construction services, not a test of skill. Where real contractor licensing exists here, it is issued by the city.
How do I check whether a contractor is licensed in Sioux Falls?
The City of Sioux Falls publishes a list of currently licensed contractors, maintained by its Building Services division, and a separate list of approved bonded right-of-way contractors. Both are public. Search for the company name on the list that matches the work you are hiring for. Hols & Co appears on both, under city residential building contractor license #15868.
What is a right-of-way contractor approval and do I need one for my driveway?
The right-of-way is the public strip between the street and your property line, and your sidewalk and driveway approach cross it. Work in that space requires a contractor approved by the City of Sioux Falls Engineering Division, which reviews bond and insurance documentation before adding a business to the approved list. You do not hold the approval — your contractor does. If the job touches the approach or the sidewalk, ask whether they are on the city's bonded list before work starts.
Do I need a license if I live outside Sioux Falls?
City licensing applies inside city limits, so a project in Harrisburg, Tea, Brandon, Lennox, Canton, Worthing, or rural Lincoln and Minnehaha counties answers to that jurisdiction's rules rather than Sioux Falls'. Permits still apply — which office issues them depends on your address. We handle permitting either way as part of the job, and the licensing and insurance we carry do not change based on which side of a city line your house sits on.
Why does it matter if the contractor pulls the permit instead of me?
Inside Sioux Falls city limits, any contractor doing permit-requiring residential work has to hold the city license regardless of who pulls the permit — so a contractor asking you to pull it does not shift the licensing requirement off them. The City's own hiring guide tells homeowners to be cautious when a contractor asks them to get the permit. We pull it in our name, schedule the inspections, and leave a clean permit record on the property, which is what an appraiser or a buyer's inspector looks for when you eventually sell.
Is Hols & Co BBB accredited?
Yes, since October 8, 2026, with an A rating. The BBB Business Profile for Hols & Co LLC is public on bbb.org and carries the rating, the accreditation date and any complaint history, all maintained by BBB rather than by us. The company is also a member of the Greater Sioux Falls Chamber of Commerce, listed in its online member directory under Building & Remodeling.
Foundation & Structural Repair
Foundation and structural repair, by a licensed general contractor.
Is a crack in my foundation serious?
It depends on the direction and whether it is moving. Vertical hairline cracks in a poured wall are usually shrinkage from the original cure and are cosmetic. Horizontal cracks are the ones to take seriously, because they indicate the wall is being pushed by soil or frost pressure. Stair-step cracks in block sit in between. The honest answer is that direction, width, and whether it has changed over time all matter, which is why we look at it in person before quoting anything.
Do you do foundation repair, or just new construction?
Both. Foundation and structural repair is work we take on — posts and beams, joists, footings, rim joist and sill plate, and framing new openings in a foundation wall. What we do not do is wall piering or lifting, which is a specialty trade. If that is what your house needs, we will say so and point you to the right contractor rather than improvise a fix that does not hold.
Does structural repair need a permit?
Usually, yes. Work that changes framing, footings, or a load path is exactly the category building departments want to see and inspect, and cutting an opening in a foundation wall almost always requires one. Which office issues it depends on your address — a city building department inside city limits, or county offices for rural Lincoln and Minnehaha properties. We handle the permit and schedule the inspections as part of the job.
What if you look at it and it doesn't need fixing?
Then that is what we tell you, and there is no charge for hearing it. Structural work is easy to oversell because the homeowner cannot check the diagnosis, and a contractor who finds an emergency every time is telling you something about the contractor. If the real fix is regrading the yard and moving a downspout, that is a better outcome for you and we would rather be the company that said so.
