A lot of Sioux Falls homes come with a basement that was never finished. In the newer subdivisions on the edges of town, builders pour the foundation, frame the main floor, and leave the lower level as bare concrete and mechanicals. In the older mid-century neighborhoods closer to the center of town, plenty of basements got a partial job at some point that doesn't hold up now. Either way, you're heating and cooling square footage you can't really use. Finishing it is usually the cheapest way to add living space to a house you already own, because the foundation, roof, and utilities are already there.

What it is not is a simple room. Egress sizing, moisture, the ceiling height you actually have under existing ductwork, and wherever the bathroom rough-in was left all get settled before framing starts — because each one can move a wall, and moving a wall after insulation is a different conversation.

What a basement finish actually includes

Most unfinished basements in the metro start as poured walls, a concrete slab, and exposed mechanicals. A full finish means framing and insulating the exterior walls, running electrical and any plumbing rough-ins, extending heat runs, hanging and finishing drywall, and putting down flooring that can live on a slab. If you want a legal bedroom down there, it needs an egress window big enough to exit through, which usually means cutting the foundation and setting a window well. In a freeze-thaw climate, we pay attention to moisture at the slab and rim joist before anything gets covered up.

Do I need a permit to finish a basement in Sioux Falls?

Yes. Inside city limits, basement finishing that adds framing, electrical, or plumbing is permitted through the City of Sioux Falls, and the work gets inspected as it goes. Hols & Co handles the application and the inspection schedule as part of the job, whether the property falls under city permitting or, outside the limits, under the county. The permit is written into the project plan before work starts.

Can you finish the basement in an older Sioux Falls home, or just newer construction?

Both. Sioux Falls is the largest city in South Dakota, with housing that runs from mid-century homes in the central neighborhoods to subdivisions still being built out, so basements range from older partial finishes to bare new concrete.
