A lot of Tea homes are newer builds in subdivisions that went up fast as the town grew, and the deck that came with the house is often the smallest thing the builder could attach: a landing and a few steps off the patio door. If you're looking at a bare backyard, or a builder-grade deck that already feels undersized, you're deciding between adding on, replacing, or starting from scratch. In older parts of town the question is usually different: the frame may be fine while the boards and railing have given up.

That is the good version of this problem. A sound frame means the expensive part is already in the ground and the work moves to surface and rail — which is also the point where composite becomes worth pricing, because the structure underneath is what has to carry it.

Composite or wood in a freeze-thaw climate

Wood costs less up front and can be sanded and refinished, but South Dakota's freeze-thaw cycling works on it every year: boards check, fasteners back out, and a finish that isn't maintained lets water into the end grain. Composite costs more at install and never needs stain, but it moves with temperature swings, so it has to be gapped and fastened correctly or you'll see it in the seams by February. Either way the frame underneath is treated lumber, and that's where a deck actually succeeds or fails. We'll walk you through both options against your budget at the walkthrough.

Repair, replace, or extend: what the frame decides

We start under the deck, not on top of it. If the ledger connection, posts, and joists are sound, new decking and railing on the existing frame is a legitimate repair and we'll tell you so. If the footings were poured shallow and frost heave has been racking the frame, new boards are money spent on a structure that's still moving, and replacement is the honest answer. On a newer Tea home the frame is usually the sound part, and the conversation is more often about going bigger than tearing out. Every deck we build starts with footings below the frost line.

Do I need a permit to build a deck in Tea?

Attached decks generally require a building permit. Inside Tea city limits the permit runs through the city; outside them, it's typically a Lincoln County matter. We handle the permitting either way as part of the job, and the scope is set in a written estimate after an in-person walkthrough.

The deck on my newer Tea house is small. Can you extend it instead of replacing it?

Often, yes. It depends on what's under it: if the frame is sound and the footings sit below the frost line, we can tie new framing into it and reboard the whole surface so it reads as one deck. If the original was set on shallow piers, an addition just loads a structure that heaves every spring, and we'd recommend rebuilding the frame. We check all of that at the walkthrough before writing the estimate.
