We draft in-house, so identifying which walls carry load, sizing the beam that replaces one, and getting the change permitted are part of the same job as building it. Opening walls is also the cheapest moment to fix what's hiding in them: wiring from a different era, thin or missing insulation in exterior walls, plumbing that's been weeping quietly. Finding that mid-remodel is normal in older houses; the difference is whether your contractor planned for the possibility or prices every surprise as a crisis.
Second bathrooms, finished basements, and the space you already own
