Opening walls in a house from another era

The open layout people want most from an older home usually means removing walls, and in a house with some age that's structural work, not sledgehammer work. We draft in-house, so identifying which walls carry load, sizing the beam that replaces one, and getting the change permitted are part of the same job as building it. Opening walls is also the cheapest moment to fix what's hiding in them: wiring from a different era, thin or missing insulation in exterior walls, plumbing that's been weeping quietly. Finding that mid-remodel is normal in older houses; the difference is whether your contractor planned for the possibility or prices every surprise as a crisis.

Second bathrooms, finished basements, and the space you already own

The most common gap in an older Lennox house is capacity: one bathroom, no main-floor laundry, bedrooms short by one. Before jumping to an addition, we look at the space the house already has. Is it worth remodeling an older Lennox house, or should we start over?
