Sioux Falls is the largest city in South Dakota, and its housing stock shows its age in the right ways. The central neighborhoods hold a deep supply of mid-century and older homes with good bones, small kitchens, and basements that were never properly finished. If you own one, you already know the tradeoff: the lot and the location are hard to replace, so remodeling usually beats moving. The hard part is finding a home remodeling contractor in Sioux Falls who can open up a sixty-year-old floor plan while you keep living in the house, without the job stalling out mid-season.

Stalling is the real risk, not the work. A remodel in an occupied house lives or dies on sequencing: which trades come in what order, what stays usable while they do, and how many days the kitchen or the only full bath is genuinely down. That gets decided before demolition, not during it.

Living in the house while the work happens

Most remodels happen with the family still living in the house, so we plan the job around that from day one. We sequence the work in phases, keep a working kitchen or bathroom online as long as the scope allows, seal off active areas with dust barriers, and close the site up walkable at the end of each day. Because the owner who quoted the job runs it from demo to trim, you're not re-explaining the plan to new faces every week. On a kitchen remodel, that usually means demolition, rough-in, and finishes run in one tight sequence instead of stretching across the calendar.

Drawings, permits, and right-of-way work under one contract

Whole-home renovations touch structure, and structure starts on paper. We produce the drawings in-house, so the shop drafting your layout is the same one pricing it and building it, and the plan doesn't get value-engineered by a stranger halfway through. We pull permits with the City of Sioux Falls, and because Hols & Co holds the city's right-of-way approval, we can replace the driveway approach or sidewalk sections in the same project instead of leaving that for a second contractor. Additions get footings below the frost line, and we schedule concrete and exterior work around South Dakota's short building season so interior phases keep moving through winter.

Highly recommend Hols & Co. if you are looking for someone to build your deck. The whole team was excellent to work with. They were professional, respectful and communicative. They were very efficient when they were on site and kept out property clean while they worked. Solid craftmanship and the finished product is exactly what we were envisioning. We would definitely hire this crew again for future projects.

The team was great. The quality of work is fantastic. I saw their ad on social media and took a chance and contacted them. So glad I did! Wanted my back deck replaced and they did a beautiful job. Even worked Saturday because the wood for the deck didn't show up on time. Looking forward to having them back for my next project!

Hols and Co. replaced our deck with a covered and screened in deck. We are extremely pleased with the workmanship and attention to detail they put into the deck. They were a pleasure to work with and would definitely recommend them for your home construction needs. Myron H.

FAQ

Fair questions, straight answers.

Do I need a permit to remodel a house in Sioux Falls?

Most remodels that move walls, plumbing, or wiring require a permit from the City of Sioux Falls, and the finished work gets inspected against current code. Hols & Co handles the application and inspection scheduling as part of the project. If the job touches the sidewalk or driveway in the city right-of-way, that work legally requires a city right-of-way contractor approval, which Hols & Co holds.

Can you finish the basement in an older Sioux Falls home?

Yes. A lot of the mid-century homes in central Sioux Falls have basements that were never finished, and they're usually the cheapest square footage in the house to reclaim. The walkthrough covers what matters first in an older foundation: moisture, drainage, headroom, and egress for any bedroom. After that you get a written estimate covering the full scope, and financing is available on qualifying jobs.
